Real Estate Ad Creative That Sells in Mumbai
Scroll through Instagram in Mumbai for five minutes and you'll see a dozen property ads. Glass towers. Swimming pools at sunset. "Luxury redefined." "Your dream home awaits." After a while they all blur together.
So what actually makes someone stop, read and click? We've made a lot of property creative, and we've learned that the answer is usually less glamorous than people expect.
Lead with what buyers care about
Most buyers have a few things on their mind: where it is, what it costs, how big it is and when they can move in. Ads that put this upfront often do better than ads that open with a mood.
"2 BHK near Kandivali station" says more than "Elevate your lifestyle." It tells the right people this is for them, and tells the wrong people to scroll on. That's a good thing. You don't want to pay for clicks from people who'll never buy.
Show real things
Renders have their place, especially before construction starts. But buyers have grown cautious about them. Real photos and videos build trust: the actual view from a mid-floor flat, the sample flat's kitchen, the approach road, the construction progress.
Even a slightly imperfect phone video of the sample flat can feel more honest than a polished 3D fly-through. We often test both.
Price, if you can
Including a starting price, or at least a price range, filters buyers. Some developers prefer not to. That's their call. But ads with clear pricing often bring fewer, better leads. If you can't show a price, show something else concrete: carpet area, configuration, possession date.
Speak to the person, not the building
Who's buying? A young couple moving out of a rented flat? Parents planning for children's schools? An NRI buying for ageing parents? The creative should speak to their situation. A line like "Close to the school your kids already go to" can be more powerful than any amenity list.
A social media marketing agency for builders and developers should be asking these questions before writing a single headline.
Make the next step obvious
What do you want people to do? Book a site visit? Download a floor plan? Start a WhatsApp chat? Each ad should have one clear action. Too many options confuse people.
Match the ad to the page
Here's a mistake we see often. The ad promises a 2 BHK near the station, and the click lands on a generic homepage with a slideshow. The buyer has to hunt for what they were promised, and many won't bother. Every ad should lead to a page that continues the same message: same configuration, same offer, same visuals. A real estate PPC management company that also controls landing pages can keep this consistent, and fix mismatches quickly when they show up in the data.
Keep it compliant
In Maharashtra, project ads need to follow MahaRERA rules, including showing registration details where required. A good agency builds this in without making the ad ugly. Your legal team should still check final creative.
Test, don't guess
We rarely know which creative will work best before launch. So we test. Different headlines, images, videos and offers. Then we keep what works and drop what doesn't. A performance marketing agency for real estate developers should be testing creative regularly, not just running the same ad for months.
Refresh before it gets stale
Even good creative wears out. When the same people see it repeatedly, response drops. Fresh content doesn't need to be expensive: new progress photos, a short testimonial from a real buyer (with permission), a seasonal angle around Gudi Padwa or Diwali.
A hypothetical example
Picture a developer with a mid-segment tower in Thane. The first ads use a render and the line "Premium living in Thane." Results are average. The agency then tests three alternatives: a price-led ad, a real photo of the sample flat's balcony and a 20-second video of a sales manager walking through the flat. The video and the price-led ad bring noticeably better enquiries. The render ad is paused. Simple, but it only happens if someone's actually testing.
What should you look for in an agency's creative?
- Clear location and configuration
- Real visuals where possible
- A single obvious call to action
- Messages for specific buyer types
- Regular testing and refreshes
- Compliance built in
How do you choose an agency for creative?
When you're looking for the best real estate digital marketing agency in Mumbai, ask to see creative they've made and, more importantly, what they learned from testing it. A real estate branding and lead generation company should show both brand thinking and performance results. Pretty portfolios alone don't tell you much.
At LeadBuddy, we care about creative that brings serious buyers, not just likes. If your ads feel stale, we'd be glad to take a look.
